PA Factories Rule the US Production of Modular Housing

There were some interesting stats given at the May Modular Builder Breakfast about the number of modular factories and the number of modular homes built in PA over the last several years.

How many knew that there are 32 system built factories in PA? I didn’t. And how many knew that 18 factories were selling homes into PA in 2014-15? Again, not me. That is a total of 50 factories selling modular homes into PA.

Now for some facts that really surprised me. In 2013 there was an increase of 32% over 2012 in modular production in PA due to large projects like dorms, motels and apartment building. In 2014, there was a DECREASE of 42% from 2013.

Of that production, 67% of the production was shipped out of state in 2013 and rose to 76% going out of state in 2014.


In 2012 there were 152,396 residential building permits pulled in PA but only 1,048 were for modular homes. Only .7% of new homes in PA that year were modular.

2013 saw a drop of PA residential building permits drop to 140,677 but the number of modular home permits in PA went up to 1,387. That is 1% of the total building permits in PA that year.

2014 saw a huge increase in residential permits issued in PA, climbing all the way to 177,282. Unfortunately the number of people getting permits for modular homes last year dropped to a low of 893. That is only ½ of 1%. What the ****?

On the plus side, PA modular home factories cranked out 26% of all modular homes sold in the US in 2013 and 28% in 2014. That is one huge pile of modules built and shipped by PA modular home factories.


One thing that is quite evident is that we need to improve the number of modular homes built by PA factories that stay in PA.
