I think the modifier NEW probably is true and there will be no "New" factories dedicated to residential production.

why build new factories when there are plenty of old vacant factories that just need re-tooled and could be operational.
Mod-U-Kraft, All American of Iowa, Penn Lyon / Haven Homes, to name a few.

Anybody that believes there will ever be a new modular factory dedicated to building single family homes built, especially in the East, is smoking weed. Restrictive State and local codes singling out modular housing will eventually be the demise of modular housing. As a modular builders I think my days of competing against site builders are numbered because they will never treat us as equals. Shame on all those code officials.

Off with the old and on with the new! In my opinion there will be a new breed of scaled to fit modular factory that will embrace precision and automation, producing single family homes. Instead of competing with the stick builders these factories will be welcomed. Do I agree the code officials will need to be educated, absolutely! Will this work in every market, no.

Coach---Considering the lengthy backlog of most single family production facilities, there certainly appears to be a need for "new" production facilities. They may be housed in existing plants that have been moth balled or they may in fact be new structures with innovative labor saving robotics based in part on artificial intelligence. At any rate where there is a need experience indicates that some entrepreneur will step forward to meet that need at a profit and create a new facility. It is a given that there are many hurdles to get over like codes but no one has ever anything worthwhile would be easy. It is happening and the expansion of single family manufacturing will continue in my opinion.
